A mortgage lender has built an AI chat assistant for the brokers it works with. Foundation Mortgage Corporation, based in Miami Beach, announced AskClara on October 29, 2026. Brokers type questions in plain language and get answers about the lender's loan programs. The company says a 'no' from the tool is not a final 'no'.
What AskClara does
Foundation is a wholesale lender, which means it works through brokers rather than selling loans straight to the public. It focuses on Non-QM loans. Those are mortgages for borrowers who may not meet standard lending requirements. That can include self-employed people with income that is hard to document.
Instead of digging through several product guides, a broker can ask AskClara about programs, underwriting rules, paperwork options and possible eligibility. Underwriting is the lender's review of whether a borrower qualifies.
What it does not do
AskClara is not an approval. The company says it is not an automated underwriting or credit system, and it is not a promise to lend. It checks a case against published program guidelines only.
If the tool says a case may not qualify, Foundation wants the broker to call their Account Executive. The company says its team can look at unusual circumstances, other loan structures and possible exceptions, after review. CEO Marc Halpern said the tool should start the conversation, not end it.
What is not known yet
The announcement does not say how many brokers can use AskClara, whether it costs anything, or how accurate its answers are. It is built for brokers, and nothing suggests borrowers can use it directly. Foundation says it will keep improving the tool based on broker feedback.
The takeawayIf your income is unusual, ask your broker about Non-QM loans, and do not treat a tool's 'no' as the final answer.
